THE ROLE.

We are currently seeking a dynamic and results driven Lettings Manager to support the General Manager and the wider Ollo team at Goods Yard in Stoke-on-Trent, our third operational asset in our Build to Rent (BtR) platform.

The development completed in May 2025 and we have already successfully let 80% of the apartments and we anticipate being at full occupation by March 2026. The Goods Yard is a mixed use development of 174 apartments next door to Stoke-on-Trent train station. It is home to bars, eateries, coffee shops and stores, alongside a new lush, green public square designed for socialising, events and al fresco eats. Capital&Centric alongside Ollo is bringing the best of city life to the suburbs, with a resident’s amenity including a residents’ lounge and co-working space, mini cini, gym and fitness studio, and private dining room.

The Goods Yard is the third asset out of a growing pipeline of 2,000 BtR apartments (with over 600 apartments currently under construction) across Capital&Centric’s portfolio of regeneration projects.

Property Management.

  • Manage the day-to-day operations of the property, ensuring that all aspects of property management are executed to the highest standards.
  • Ensure that all maintenance and repair works are completed on time and within budget.
  • Oversee the development and implementation of preventative maintenance programs.
  • Ensure that all health and safety regulations are adhered to.
  • Plan and hold regular resident events by developing an event strategy.
  • Update the resident app with new content, announcements, relevant news to encourage engagement and interaction with residents.

Leasing & Marketing.

Overseeing a team that is responsible for:

  • Developing and implementing leasing strategies to achieve occupancy targets and maximise rental income.
  • Managing the leasing process from start to finish, including showing apartments, conducting tenant screenings, and negotiating leases.
  • Maintaining accurate and timely leasing reports.
  • Developing and maintaining relationships with local estate agents to increase leasing opportunities.
  • Working closely with the marketing team to develop and executing marketing campaigns and initiatives to increase brand awareness, drive traffic to the property, and generate leads for leasing.
  • Plan and hold regular resident events by developing an event strategy

People Management.

  • Train and manage the property team, including leasing agents, maintenance staff, and administrative staff.
  • Set performance goals and expectations, and provide regular feedback to ensure that all staff members are meeting or exceeding expectations.
  • Develop and maintain a positive and inclusive team culture that promotes collaboration and open communication.

Facilities Management.

  • Oversee the operation and maintenance of all property systems, including HVAC, plumbing, and electrical systems.
  • Ensure that all common areas are well-maintained and meet the needs of the residents.
  • Develop and implement a recycling program to promote sustainability and reduce waste.

P&L Management.

  • Develop and manage the annual operating budget for the property, ensuring that expenses are controlled and that all revenue streams are maximized.
  • Monitor and analyse financial reports to identify trends and opportunities for improvement.
  • Ensure that all financial records are accurate and up-to-date.

Customer Service.

  • Ensure that all residents receive exceptional customer service, and that any issues or concerns are addressed promptly and professionally.
  • Develop and implement a resident retention program to encourage lease renewals and positive word-of-mouth referrals.
  • Develop and maintain strong relationships with residents, and encourage a sense of community through regular events and activities.

Who we’re after.

  • At least 5 years of experience in the property industry, preferably with a focus on leasing, operations and property management.
  • Proven track record of successfully managing teams and achieving leasing targets
  • Excellent communication and interpersonal skills, with the ability to build relationships with a wide range of stakeholders
  • Strong problem-solving and decision-making skills, with the ability to think creatively and strategically
  • Strong financial acumen, with the ability to manage budgets and analyse financial reports
  • Knowledge of health and safety regulations, risk management, and compliance requirements
  • Knowledge of relevant property management and booking systems.
  • A customer-focused mindset, with a passion for delivering exceptional living experiences for tenants
